Neighbourhood and Housing Preference Survey
Housing preferences are a cornerstone of effective urban planning and real estate policy, yet households often face constrained choices due to affordability, availability, and zoning regulations.
In Alberta, ongoing debates about rezoning highlight the need for evidence-based insights into how households balance competing desires—such as proximity to amenities versus the appeal of larger, detached homes in quieter neighbourhoods. Traditional market data are limited to existing housing options and cannot capture demand for new or hypothetical designs, leaving policymakers and developers with incomplete information.
We propose an innovative opinion survey to uncover Albertans’ housing and neighbourhood preferences. The research will combine advanced choice modelling with AI-generated visualizations. The survey will employ a two‑stage experimental design.
The research will generate actionable insights for municipal governments and the real estate sector, supporting housing policies and development strategies that promote a more diverse housing stock aligned with the preferences of Albertans. This research addresses top priorities identified to the University of Calgary by City of Calgary Chief Housing Officer Reid Hendry.
